We will make sure your home is marketed to the largest audience possible.

  • The average owner overprices, and then eventually accepts a price below the market value. We will price your property to sell at a fair market price. We do an exhaustive comparative market analysis for every property we list, factoring in the diversity of styles, neighborhoods and house conditions. As the financing progresses, we will meet with the appraiser to provide him/her with current market information, as well as work with the closing attorney to coordinate the act of sale and calculate your proceeds.

  • You may not have time to help the buyer arrange financing, nor may you have expert knowledge of the current property loan market. Countless hours could be spent with low-potential prospects (unqualified, casual lookers, bargain hunters, etc). We can check the financial capability of buyers before they waste your time. With every deal contingent on financing, we require a pre-qualification addendum.

  • You cannot readily negotiate price with a buyer. We, as the third party, can smoothly work out negotiations.

  • You may spend thousands of dollars to improve your property for selling; our experience and advice can save you needless expenses.

  • Nine out of ten home buyers use a real estate agent in the search process (NAR survey 1/06) You may show your property to hundreds of would-be buyers, wasting your time, money and effort, but eventually pay a commission to a licensed broker who effectively screens prospective buyers.

  • You will hear conflicting suggestions from well-meaning friends; we have the answers based on over twenty-five years’ experience in real estate.

  • FSBOs have no access to fundamental marketing services such as Multiple Listing Service (MLS; used by realtors). They also have no access to other marketing avenues such as realtor.com (the number one real estate website). We offer both of these services.

  • You may have to work with difficult buyers, making the process painful. We, as a third party, can diplomatically consummate the sale.

  • We provide a broader exposure to the market with our numerous marketing and real estate contacts, and are more likely to generate multiple bids.
